WHAT'S HAPPENED SINCE 1980, IT'S GRADUALLY THEY HAVE LOST OFFICE TENANTS. OWNERSHIP HAS CHANGED HANDS SEVERAL TIMES. I REPRESENT THE NEW OWNER OF IN PROPERTY AND THEY WOULD LIKE TO TAKE THE BUILDING ON THE LEFT THAT YOU SEE THERE CLOSER TO FREDERICKSBURG AND CONVERT THAT BUILDING TO HOUSING. SO I JUST WANT TO POINT OUT A COUPLE THINGS REALLY QUICKLY. WE WORKED CLOSELY WITH DISTRICT 8 AND I WOULD LIKE TO THANK THEM FOR THEIR HELP WITH THIS CASE. WHAT WE DID, WITH THE MXD SITE PLAN, WE WERE ABLE TO LIMIT WHAT ADDITIONAL THINGS COULD HAPPEN ON THIS PROPERTY AND HOW IT WOULD BE REDEVELOPED AND REPURPOSED. FOR EXAMPLE, THERE ARE CONDOS TO THE NORTH, YOU SEE IT ON THE SITE PLAN. SO WE ADDED IN 150-FOOT BUFFER THAT THERE COULD BE NO STRUCTURES OVER TWO AND A HALF STORIES OR LESS THAN THEIR HEIGHT. WE ADDED LIMITATIONS ON WHAT COULD BE BUILT IF ANYTHING IN THE FUTURE INCLUDING DENSITY ELIMINATIONS. OUR INITIAL REQUEST WAS FOR HIGHER DENSITY SO WE DID LOWER THAT.
