    IT IS DESIGNATED, I BELIEVE, AS A C-2. WE WOULD LIKE TO KEEP IT AT THAT. WE WERE MORE THAN WELCOME OTHER TYPES OF BUSINESSES.

    I LIVE DIRECTLY BEHIND THE PROPOSED CAR WASH ZONING AREA WHERE THEY WANT TO BUILD IT. 2734 PEBBLE BREEZE. OUR CORE CONCERNS, WE NEIGHBORS ARE NOT AGAINST HAVING A BUSINESS BEHIND OUR HOUSES.

    WE WOULD WELCOME A PROFESSIONAL OFFICE, RETAIL STORE, ANOTHER RESTAURANT ON THE FORMER PIZZA HUT SITE. THE LOT IS TOO SMALL FOR A CAR WASH SITTING AT 0.36 ACRES, IT IS ONE-THIRD SMALLER THAN THE ONE ACRE PREFERRED BY THE DEVELOPER.

    BECAUSE OF THE SIZE LIMITATION. THE OUTDOOR COMMERCIAL ACTIVITY AT A CAR WASH WOULD BE TOO CLOSE TO OUR PROPERTIES.

    THE DEVELOP HAS PROPOSED A TUNNEL THAT EXCEEDS THE 25-FOOT LIMIT.

    WE WANT TO RETAIN THE C-2 ZONING DESIGNATION BECAUSE IT PROVIDES A BUFFER BETWEEN OUR PROPERTIES AND MORE EXPENSE USES THUS WE REQUEST OUR CITY COUNCIL DENY THE C-2 S REZONING REQUEST. ALSO OUR NEIGHBORS ARE JUST -- THEY ARE CONCERNED ABOUT THE NOISE, THE PROBLEMS THAT MAY OCCUR. THERE'S JUST SO MANY PROBLEMS THAT MAY OCCUR WITH THIS CAR WASH. WE PRODUCED A SOUND STUDY DONE BY A THIRD PARTY WHICH RESULTS FOUND THE EXISTING DECIBEL LEVELS OF THE STREET THERE AT THE RESIDENTIAL LINE ARE 59 DECIBELS. AND THE EXISTING NOISE PLUS THE PROPOSED CAR WASH WOULD RAISE THAT TO JUST 61 DECIBELS, ONLY A TWO DECIBEL DIFFERENCE. IN ORDER TO BE PER SEPTEMBER I BELIEVE TO THE HUMAN EAR WE WOULD HAVE TO HAVE THREE DECIBELS. I HAVE A PRESENTATION.

    QUICK QUACK, ONLY 26 GALLONS OF NEW WATER IS USED ON EACH CAR WASH.

    WE ACTUALLY, SOUNDS COUNT I INTUITIVE, BUT WE SAVE WATER FOR THE CITY OF SAN ANTONIO.

    THERE'S BEEN CONCERNS ABOUT TRAFFIC AND WE ARE NOT A DESTINATION.

    WE GENERALLY DO NOT INCREASE TRAFFIC ON ROADS. PEOPLE POP INTO OUR LOCATIONS ON THEIR WAY TO AND FROM THEIR OTHER DESTINATIONS.

    LIKE I MENTIONED WITH THE SOUND STUDY, THE CITY OF SAN ANTONIO REQUIREMENT AT THE RESIDENTIAL PROPERTY LINE WOULD BE A DECIBEL LEVEL OF 63 AND WE ARE BELOW THAT BY TWO DECIBELS. WE HAVE PROPOSED A 15-FOOT LANDSCAPE BUFFER WITH BETWEEN US AND THE RESIDENTIAL LOTS AND AS WELL A 15-FOOT MASONRY WALL TO BLOCK ALL SOUND. THE AMENDED SITE PLAN, ALTHOUGH CONSIDERED A TWO-STORY, LIKE THE PREVIOUS GENTLEMAN SAID, IS A LITTLE OVER 32 FEET WHICH BASED ON CITY CODE WE CAN EXCEED 25 FEET BASED ON INCREASING OUR SETBACK FROM THE PROPERTY LINE. THIS TUNNEL IS LONGER THAN MOST TUNNELS.

    THE ACTUAL BLOWERS OF THE CAR WASH, THE LOUDEST PART OF THE CAR WASH, ARE INSIDE THE TUNNEL 40 FEET. THERE WILL BE 40 FEET BETWEEN THE BLOWERS AND THE EXIT OF THE CAR WASH. THIS WILL CREATE ESSENTIALLY INPER SEPTEMBER I BELIEVE NOISE. HERE'S THE PROPOSED SITE PLAN.

    THIS IS AN ELEVATION. IT'S A BEAUTIFUL BUILDING. IT REALLY IS A GOOD THING TO LOOK AT FROM THE STREET. ANOTHER THING ABOUT QUICK QUACK, WE DO FUNDRAISING AND DONATE TO FAMILIES IN CITIES WHERE WE BUILD NEW CAR WASHES WITH OVER 200 LOCATIONS, WE HAVE HELPED OVER 200 FAMILIES.
