IT WOULD BE A MIXED-USE. FOUR DOWNSTAIRS UNITS WOULD BE PRIMARILY USED FOR ASSISTED LIVING UNITS. THE EIGHT UPSTAIRS WOULD BE LEASED TO MEDICAL PROFESSIONALS SUCH AS TRAVELING NURSES AND MEDICAL STUDENTS.

WE ARE LOCATED 1.5 MILES FROM THE UNIVERSITY HEALTH SYSTEM ON 701 ZARZAMORA, WHICH IS A TEACHING MEDICAL FACILITY. OUR UNITS WOULD BE OF GREAT BENEFIT AND INTEREST TO THESE YOUNG INTERNS AND DOCTORS.

THE LOCATION IS ALSO IMPORTANT TO THE ELDERLY RESIDENTS WHICH WOULD BE LIVING THERE. THE PROPERTY IS ADJACENT TO THE PARK, WHICH WILL BE AN EXCELLENT PLACE FOR THE RESIDENTS TO EXERCISE AND WALK.

GOOD SAMARITAN CENTER IS ONE BLOCK AWAY FOR RESIDENTS IF THEY CHOOSE TO VOLUNTEER.

UNFORTUNATELY, OLDER FOLKS DON'T LIKE TO PUT THINGS IN WRITING SO THEY DID SAY WE HAVE NO PROBLEM WITH IT. SO, GO AHEAD. THERE ARE EIGHT WEST SIDE PLUMBERS IN THE IMMEDIATE AREA.

WE CAN USE ALL THESE PEOPLE IN ORDER TO BUILD AND TO SUSTAIN THIS PROJECT.

I COULD NAME SEVERAL OTHERS BUT JUST KIND OF REITERATING.

REGARDING THE MF DESIGNATION, THERE ARE SEVERAL OTHER PROPERTIES IN THE AREA THAT ARE ZONED MF-25 AND 33. THIS WILL NOT BE A STANDALONE MULTIFAMILY ZONING. IN CONCLUSION, WE BELIEVE THE ASSISTED LIVING FACILITY WILL BE A VALUABLE ADDITION TO THIS WEST SIDE COMMUNITY.

IT WILL PROVIDE SAFE, COMFORTABLE, AND SUPPORTIVE ENVIRONMENT FOR THE RESIDENTS FOR PROMOTING AN ACTIVE AND ENGAGING LIFESTYLE.

WE TALKED ABOUT THEIR COVERAGE ISSUES AND STUFF LIKE THAT, SO THEY APPRECIATE US TRYING TO GET BETTER COVERAGE FOR 9-1-1 AND SAFETY REASONS.

THE LOCATION IS IN A TRIANGLE. YOU CAN SEE THE ZONING MAP ON THE TOP RIGHT. ALL THAT RED COMMERCIAL AND THEN LEON'S TRACT IS STILL THAT R-4. WE TOOK ABOUT A YEAR TO FIND A COMMERCIAL SITE THAT WORKED WITH 200 FEET. DID NOT FIND ANYTHING. THIS IS THE ONLY SITE THAT WOULD ALLOW CLOSE TO 200 FEET AS POSSIBLE.
